WE BELIEVE THAT THE LENDING INDUSTRY WANTS YOU TO KNOW THAT THEY ARE WILLING TO LISTEN AND CONSIDER WORKING OUT CREATIVE SOLUTIONS TO MORTGAGE PAYMENT PROBLEMS!

Listen to our service message at: 800-770-0797 Extension 701

You need to CONTACT your loan servicer of your mortgage. You need to be upfront with them and stay in contact with them. Tell them of your concerns, problems or predicament. If you are not sure who to contact, contact the Loss Mitigation Department of your lender/servicer to work out a solution. Some of these solutions may or may not be:

(1) FOREBEARANCE WITH REINSTATEMENT OR REPAYMENT PLAN AGREEMENT,

(2) LOAN MODIFICATION,

(3) SHORT REFINANCE,

(4) SHORT SALE (that might allow a buyer to purchase your home for less than the amount due)

(5) MARKET SALE,

(6) INVESTOR SALE,

(7) MOVE OUT AND SIGN A DEED IN LIEU OF FORECLOSURE

(8) FHA PARTIAL CLAIM

(9)REVERSE MORTGAGE (if you are a senior),

(10) There are other possible solutions as well. You need to contact your lender.

(11) You also have rights. You are always advised to contact an attorney in this area and consult with him/her about your unique situation and to work out a solution with your lender or address you other legal options including bankruptcy or other remedies.

(12) There are also third party organizations that help homeowners such as Neighbor Works™ (http://www.nw.org/network/home.asp), HUD (U.S. Department of Housing and Urban Development (HUD) (http://www.hud.gov), Standards (www.homeownershipstandards.com), etc.

YOU SHOULD CALL YOUR LENDER AND SEEK THEIR COOPERATION TO WORK OUT A SOLUTION.

DEAL WITH THE PROBLEM “ DON’T JUST LET IT BUILD UP AND EXPLODE!
